Salary and Benefits:
Salary:
$71,635.20 yearly ($34.44 per hour)
In this managerial position, the necessary hours of work will fluctuate to meet the needs of the business and will frequently require the manager to work in excess of 8 hours per day or 40 hours per week, without additional compensation, as the base salary associated with this position is intended to compensate the manager for all hours worked.

Location:
Main office location is in Calgary South West, Alberta but job will require lots of traveling within Southern Alberta to monitor the parking facilities.

Responsibilities and Main duties:
WestPark has an opening for an Operations Manager for its Calgary branch. The Operations Manager will be responsible for overseeing of the day to day operations on all 80 parking facilities in city of Calgary and Red Deer, leading and directing all operations departments and staff including maintenance, enforcement, audit, equipment servicing, lot attendants and event staff. Other duties will include due diligence and assistance in preparing proposals and enhancing the customer experience. Timely response to client issues and operating in a proactive manner to ensure the maximization of value to each property are crucial requirements of this role. We are looking for a highly motivated & well-disciplined individual who is able to work independently as well as be a dynamic team player. WestPark’s parking facilities operate 24 hours, seven days a week and the successful candidate must be able to manage issues outside of regular business hours.


Specific Responsibilities:
- Maintain accountability in the interest of maximizing revenues and controlling costs
- Review financial statements, sales and activity reports, and other performance data to measure productivity
- Others duties as required including reporting to clients, preventative maintenance, scheduling and internal record keeping
- Coordinate drivers to ensure route completion in a timely and efficient manner
- Plan, organize and direct administrative services such as signage, lot cleaning, building maintenance, safety inspections, security and snow removal
- Aptitude for keeping others motivated
- Maintain service quality (ensuring route completion for all patrollers under supervision, coordinate routes with patrollers)
- Improve processes and policies in support of organizational goals
- Provide technical support where necessary
- Recommend locations for new facilities or oversee the remodeling of current facilities
- Review financial statements, sales and activity reports, and other performance data to measure productivity and goal achievement and to determine areas needing cost reduction and program improvement
- Determine staffing requirements, and interview, hire and train new employees, or oversee those personnel processes
- Play a significant role in long-term planning, including an initiative geared toward operational excellence
- Represent the company at business associations and other related organizations relevant to the success and growth of the company
- Inspect and review on a regular basis the operation of each parking facility
- Lead traffic management planning and execute operational plan during special events

Required skills and experience:

Education:
Completion of a college or university program in business administration or in a discipline related to facility operation and maintenance or an equivalent combination of technical training and experience in administration or maintenance is desired

Work Experience:
Minimum of 2 years of supervisory experience in facility operations or maintenance usually required
Management experience in parking maintenance operation an asset

Budgetary Responsibility: $1,500,001 - $4,000,000

Skills:
Plan, organize, direct and control daily operations, Oversee the leasing of facility space, Develop marketing and promotional strategies, Plan, organize and direct administrative services (signage, building and grounds maintenance, parking, etc.), Oversee the maintenance and repair of machinery, equipment and electrical and mechanical and other systems, Oversee analysis of data and information, Plan and manage budgets, Negotiate goods and service contacts, Establish safety and security procedures, Enforce facility policies, Administer contracts for the provision of supplies and services, Recruit and hire staff, Train staff, Arrange training for staff, Conduct performance reviews

Strong organization and communication skills, Experience in planning, scheduling & customer service
Ability to multi task and under pressure, Ability to organize and plan in an ever changing environment
Proficient in MS office, Proven project management, innovation and leadership skills, Must be able to demonstrate ability to perform the job duties of the position.
