Skill Requirement: You are an individual that has an excellent work ethic and has a sound working knowledge in residential and commercial construction in order to make qualified decisions on what is causing the issue.
Education: Completion of high school, college, vocational or technical training. Certification in AMRT and WRT.
Experience: 3 – 5 years of Canadian experience
Major Work Area: Computer, Sales and Estimating experience with a good working knowledge of construction.
Type of Experience: Commercial, Residential, Industrial, and Civil
Project Size of Estimating: $0 - $500,000.00, Project Manager is expected to close a minimum of $70,000 per month in sales with target to monthly sales growth to $100,000 +.
Business Equipment and Computer Applications: Good computer and equipment skills
Specific Skills: Prepare estimates of labour and material costs, maintain a directory of suppliers and contractors, and prepare estimates for general expenses, construction costs and all overhead. Estimate pre-contract costs, set up monitoring and reporting. Must have a clean driver abstract.
Work Conditions: Attention to detail, well organized, self-motivated, responsible and able to supervise and motivate others, must have reliable transportation.
Remuneration: This position would start immediately and compensation would depend on overall experience and certifications. Other benefits and vehicle allowances will be available. Position Overview:
This position requires a team player with a strong work ethic that offers exceptional interpersonal skills, proven work ethic and follow through; along with demonstrating strong leadership, excellent written and verbal communications, team-building and decision making skills. This position is goal oriented and requires an ability to develop exceptional relationships based on trust and knowledge.
RESPONSIBILITIES:

Job Summary:

This position is responsible for creating and maintaining relationships with clients to procure projects, to develop a scope of work (estimates) to complete the project and sell the job to the client. The Project Manager must have knowledge of all phases of design and construction and provide the communication to all stakeholders, including clients, management and staff.

Essential Job Functions
• Develop and maintain contact with potential clients and make sales calls; ST driven from in-office and strategic development of other client based markets.
• Develop an effective and detailed marketing plan to capture those markets.
• Prepare conceptual and detailed estimates. Review estimates with clients and management.
• Prepare contracts, sign contracts and present to client the guidelines as established by company policy.
• Follow up on proposals/estimates to close sales and secure client decision on the project.
• Manage design aspects of projects as required with the goal that budget, schedule, quality and customer satisfaction are met, along with a concise plan for the Project Coordination to ensure the smooth transition of the plan to completion.
• Completes change orders as job progresses if required.
• Manage close-out on projects with clients ensuring that final estimates are correct, ensuring that extras have clients approval and that they have been signed for and correct billing is completed

Non-essential Job Functions
• Monitors, reviews and controls projects working closely with Project Coordinator to achieve successful finish to projects.
• Administers company policy and assists in development of new policy.








• Assists in preparation of final payment requests to clients, approves job specifications, approve related job Accounts Payable and collects final payments from clients.
• Develops and maintains productive working relationships with team and all company personnel.
• Assist in the development of proper costing template in systems.
• Enhances company profile with clients and general public.
• Will be required to attend weekly staff meetings to review job status and to participate in company discussions on ongoing business development and growth initiatives.
• Performs miscellaneous duties as assigned.


Requirements
• Minimum of 3 – 5 years of experience in a related work environment
• In depth knowledge of the construction industry, OH & S regulations and related building codes.
• Demonstrated time management skills, including the ability to schedule and manage processes; the ability to organize and prioritize work to manage timelines and to meet defined deadlines in a fast paced environment.
• Proficiency in computer related skills including Quick Books Estimating with an ability to read blueprints, engineering and architectural drawings and specifications.
• The ability to carry out full construction/renovation projects, including but not limited to planning, budgeting and directing of sub-contractors.
• The ability to communicate professionally with all stakeholders in both verbal and written exchanges.
• Demonstrated interpersonal skills, including the ability to manage and respond to difficult situations promptly and professionally.
• The ability to maintain a composed attitude while working on multiple tasks in a busy environment.
• Effective and resourceful problem solving skills combined with the ability to work independently as well within a group setting.
• Strong and timely decision-making abilities with keen attention to details.

Other Skills/Abilities
• Certification in IICRC related fields of AMRT, WRT and Asbestos Abatement and hazardous materials and First Aid would be a definite benefit.
• A valid provincial driver’s license and access to a reliable vehicle.











Start Date and Compensation:

This position would start immediately and compensation would depend on overall experience and certifications. Other benefits and truck allowances will be available.
