Job Summary:

Supports the Maintenance Team in work completion, prioritizing, training, coaching and contractor follow up. Maintains and repairs all forms of company property using a variety of skills and a variety of machines, tools, and equipment. This position conducts all routinely scheduled maintenance activities for the buildings mechanical, electrical and equipment operations and records all aspects of those activities. In addition, the maintenance worker is responsible for maintaining, repairing the exterior of the buildings from siding to parking lots and landscaping as well as the interior including painting to appliance repairs, seasonally adjusting routines and schedules as required.

Duties and Responsibilities:
• Supervise work order completion in designated buildings through out the Edmonton Area
• Train and coach Maintenance Technicians on building systems, tools and processes
• Work with external contractors to ensure company standards are met
• Diagnose and repair basic to intermediate plumbing, heating and electrical problems
• Performs general carpentry, painting and drywall repairs
• Irrigation maintenance and repairs
• Mow grass, trim edges, prune shrubs and keep plant beds clean
• Carpet, vinyl and ceramic tile replacement as directed
• Install and re-key locks as per company policy
• Ensures pathways and parking lot is cleared of snow and ice, and maintains a log of removal and ice melt use.
• Ensures workshop and maintenance areas are organized, clean and safe.
• Ensure all work orders are closed and corresponding paperwork is in to Head Office in a timely fashion
• Responds to emergency situations including after hours call outs
• Follow safety procedure during all repairs and maintenance
• Follows all rules of Residential Tenancy Board (RTB) in dealing with tenants and accessing suites
• Performs other related duties as required.

Knowledge, Skills, and Abilities:
• Completion of relevant trade or technical certification or equivalent experience
• Previous supervisory, training and work flow management experience
• Knowledge of hand tools and repair equipment. .
• Computer skills to use internet and corporate software.
• Must have effective communication skills and strong customer focus
• Knowledge of Residential Tenancy Branch regulations
• Ability to establish priorities, work independently, and proceed with objectives without supervision.
• Ability to handle and resolve recurring problems.
• Must be able to assess a situation for danger or safety issues.
• HVAC and Power Engineering Classifications an asset

Credentials and Experience:
• Five years related experience or
• Equivalent combination of education and experience.

Special Requirements:

Willing to work overtime, holidays, and weekends as required for move-outs and emergency situations.
