Northland Asset Management Company is seeking a Property Management Administrator to assist the Director of Operations with the daily management of a portfolio of real estate income properties comprised of approximately 700 apartment suites, 100,000 square feet of office space, about 20 retail tenancies, and various other income properties, all located in Western Canada. The real estate division also has aggressive plans to expand its operations through the development of well over 1,000 new apartment units, resulting in significant future growth in the portfolio to be managed. Responsibilities for the position will involve such items as: •Reporting to senior management on revenues and expenses and assistance with programs tailored to optimizing all income properties' income from operations. •Market comparative analyses to allow rental levels to be established in the context of each property's competitive environment. Oversight and tracking of approved rental increases. •Assisting the Director of Operations in various tasks related to managing the on-site building managers with their ongoing reporting-related functions. •Overseeing and processing invoices relating to the assets' day-to-day management, capital expenditure programs and other expenditures. •Coordination of quotations from third party contractors for maintenance and repair work, as well as required capital expenditures. •Overseeing all building managers' reports relating to revenues, expenses, capital expenditures, payroll and the like. Carefully tracking revenue levels and reporting on issues and problems. •Monitoring and processing of rental payments from all individual and commercial tenants. •Dealing with and resolving tenant issues and complaints. •Monthly reviews of all properties' income statements, identification of issues and following up in areas requiring attention. •Coordination of office leases, renewals-to-lease and record-keeping related thereto. •Various other responsibilities related to the above. The successful candidate must have excellent computer skills, including Microsoft office, a strong work ethic with a detail-oriented focus, an eagerness to learn, and an enthusiasm for a position involving the oversight and control of various procedures related to revenues, cost tracking and management controls.
